Ibiza is a UNESCO World Heritage island, its old fortified town, Dalt Vila, and the Posidonia meadows that keep its waters exceptionally clear are protected by international designation, not just local pride. A short crossing from Formentera, it holds a balance found almost nowhere else: wild pine coastline and hidden coves by day, the island's celebrated gastronomy, yacht culture and nightlife by evening.
It is also, deliberately, small. Its land is finite and its coastline protected, while its airport connects directly to nearly every major city in Europe and beyond. Limited supply, a protected character, and total accessibility, that combination is precisely why demand here has stayed so far ahead of what the market can offer.
Ibiza's appeal is exactly what makes it difficult to navigate. Since 2022, a government moratorium has paused new tourist rental licenses across the island, meaning a home's ability to legally host guests can no longer be assumed. It is inherited with the property, and it needs to be verified with care.
Extending, renovating or building requires permissions that move through several layers of local government, each with its own process and pace. And not every new build on the island is what it first appears to be, some are completed quickly, by teams less familiar with the material and climate demands the island asks for, and begin showing structural issues within a few years of sale.
None of this is visible on a first viewing. It surfaces later, in due diligence, in permits that were never filed, in construction that was never fully legal. Buying well in Ibiza means knowing, in advance, exactly what you are buying.
Irina has spent over two decades living and working on Ibiza, representing clients whose expectations (European minimalist design, privacy, a home that works for family life) are only half of what's required to close well here.
The other half is the island itself: direct relationships with owners, so a search can begin before a property ever reaches the open market; working fluency with the island's architects and construction teams; and a long-standing, direct relationship with local government offices that most buyers never get close to.
That combination has, on occasion, closed a deal in under twenty-four hours, not through luck, but because every relationship required was already in place before the client arrived.
Irina Bortnikova founded IB, Ideal Business after nearly three decades of life and experience in Ibiza, building a private real estate and investment advisory now extending across the Balearic Islands and into mainland Spain.
As a licensed real estate professional, she represents private buyers and investors in search of exceptional properties, valuable land, and the discreet, off-market opportunities that rarely reach an open listing. Her approach is built on trust, transparency, and a genuine understanding of each client's lifestyle, vision, and investment goals.
That approach is reflected in long-standing relationships with property owners, local institutions, and a trusted circle of legal, architectural, and financial professionals, coordinating every stage of a transaction, from the first search to negotiation and completion, personally.
Every search begins differently. Whichever path fits, it is guided from first viewing, or first sketch, to notary.
Contemporary architecture, sea views and turnkey design, homes built for the way you actually live.
Traditional Ibicenco farmhouses, reimagined with today's comfort while preserving what can't be rebuilt.
Curated town and marina residences for those who want Ibiza without the upkeep of a private estate.
Plot sourcing, building licence, architect and construction team, a fully guided path to a finished home.
"Every client arrives with a different dream. My work is making sure Ibiza gives it to them.", Irina Bortnikova
